The “Aftermath” & Wall Health
Have you noticed bubbling paint, a musty smell, or dark patches at the bottom of your walls? This is “Rising Damp,” and it is one of the most destructive legacies of the heavy rains we’ve seen across Kenya this year. If left untreated, dampness doesn’t just look bad—it weakens the mortar and creates a health hazard for your family.
The Role of the DPC (Damp-Proof Course)
Many older buildings in Kenya were constructed with poor-quality Damp-Proof Courses, or worse, none at all. The DPC is a waterproof barrier (usually a thick plastic membrane) laid in the masonry at the foundation level. It acts like a “raincoat” for your walls, stopping ground moisture from “wicking” upward. At Centimax, we strictly supervise the DPC installation on all our new builds to ensure it is continuous and unbroken.
Waterproofing External Walls
Standard exterior paint isn’t a waterproof barrier. For buildings in high-rainfall areas like Limuru or Eldoret, we utilize specialized silicone-based water repellents and elasticized exterior coatings. These products “breath”—allowing moisture to escape from the inside while preventing rainwater from soaking into the bricks or blocks from the outside.
Repairing Existing Damage
If your building already has dampness, don’t just paint over it. The moisture will eventually push the new paint off. The Centimax approach to restoration involves:
-
Identifying the Source: Is it a leaking pipe, a failed DPC, or poor exterior drainage?
-
Chemical Injection: In cases of failed DPCs, we can inject a waterproofing cream into the mortar line to create a new barrier.
-
Correct Plastering: Using “Salt-Retardant” plaster to ensure that the minerals left behind by the water don’t continue to damage the finish.
Roof Leaks and “Valley” Cleaning
Often, what looks like a foundation leak is actually a roof issue. “Valleys” (where two roof slopes meet) are notorious for collecting leaves. When these clog, water backs up under the tiles and runs down the inside of your walls. Regular roof inspections are the cheapest insurance policy you can buy.
Conclusion:
Your building’s “skin” needs protection. Whether you are dealing with a new build or looking to restore a rain-damaged property, the technical team at Centimax Design & Construction has the expertise to keep your walls dry and your air clean.
